The Curriculum
Forty modules.
One operating system.
This is the full public curriculum. Nothing hidden behind an opt-in — read exactly what you build in every division before you decide anything. The modules follow the five-step master sequence, and each one produces a document you keep.
41 modules across five phases. Delivered inside the Acquire Group Homes Operating System™.
How to read this curriculum
This is not a video library. Every module produces a document.
Most online training tells you things. This system gives you things — the actual selector, matrix, term sheet, script, policy or calculator you will use in the business.
That distinction matters more than it sounds. A person who has watched forty hours of housing content still has nothing to hand a landlord, nothing to hand a discharge planner, and nothing to underwrite a house with. A person who has completed the modules has the whole implementation stack.
What you finish with
A written population decision
Not a preference — a committed niche with the demand evidence behind it.
A payer strategy per population
Who pays, through what mechanism, requiring which documentation.
A live referral channel
Named relationships in defined pipeline stages, not a contact list.
A property-criteria brief
The specification your acquisition search is judged against.
An underwriting model
The house economics, stress-tested at real occupancy assumptions.
An operations manual
Agreements, rules, staffing, documentation and reporting rhythms.
A scale plan
What the second house looks like and what has to change first.
The five phases
Find It. Control It. Fill It. Operate It. Scale It.™
The sequence is the product. Doing these out of order is the single most expensive mistake in this business.
Find It
Find the opportunity
Divisions 1–6
Population, demand, payer and referral sources — researched before a property is even looked at. Most people start with the house. The opportunity is not the house.
Control It
Control the property
Divisions 7–9
Master lease, option, lease-option, seller financing, joint venture or conventional purchase — the structure that fits the deal, with the intended use disclosed.
Fill It
Fill the beds
Divisions 10–11
The Referral Machine™, built before the doors open. Institutional relationships, qualification, intake and placement — not advertising into a vacancy.
Operate It
Operate the house
Divisions 12–17
House rules, staffing, financial controls, risk management and resident experience — the systems that make the house run the same way without you standing in it.
Scale It
Scale the system
Divisions 18–20
Duplicate what worked. Centralise what should be central. Build something with value independent of any single house.
Every module
What you build, division by division.
Forty modules. Each one hands you a working asset.
Start Here
Module 0Start Here: Control the Opportunity™
Your orientation to the whole system — what you are actually building, the five-step master sequence, and why the house is the last decision rather than the first.
Find It
Modules 1–8The Shared Housing Business Landscape
A map of the legally permissible models — co-living, recovery residences, returning-citizen housing, veteran housing, senior shared housing, and more — with the distinctions that actually matter.
Choose Your Population
A population-selection framework built on demand evidence rather than personal preference, plus the population selector you will use to commit.
Licensed or Non-Licensed?™
The decision logic that determines which side of the regulatory line your model falls on — based on who lives there and what you actually provide, not on what you call the house.
Verify Demand Before You Spend
How to validate that real people, in a real geography, have a real need your house can serve — before you sign anything.
Identify Who Pays
The payer landscape: vouchers, programme contracts, benefits, family support, private pay and personal funds — and how each one changes your economics.
Who Refers, Who Manages the Case
Mapping the humans who place people into housing, and understanding the case-management structures they work inside.
Market Intelligence
Reading a local market for housing opportunity: supply, demand signals, existing operators, waitlists and unmet need.
The Pre-Launch Score™
A hundred-point self-assessment that tells you whether you are actually ready to move forward — or whether you are about to spend money on an unvalidated idea.
Control It
Modules 9–16Property Criteria Before Property Search
Defining what the house must be — bedrooms, configuration, zoning posture, access, transit, condition — before you look at a single listing.
The Creative Control Acquisition Landscape
Every structure on the map: straight lease, master lease, master lease-option, purchase option, seller financing, land contract, joint venture, investor-owned, management agreement, and conventional purchase.
Master Leases
The economics, the term sheet, the responsibilities matrix, insurance, maintenance, permitted use, renewal, inspection rights and exit clauses.
Lease Options & Purchase Options
How to separate occupancy from acquisition so you can control today and decide later — with the legal review points flagged throughout.
Seller Financing & Installment Structures
When the seller becomes the bank, and the disclosure, title, foreclosure and consumer-protection consequences that vary significantly by state.
Joint Ventures & Investor Partnerships
Splitting the property from the operation in a way both sides can defend, with the economics documented and the roles contractually clear.
Landlord Conversion
How to find property owners with larger houses, have a professional conversation, and present a proposal that answers their real objections.
Underwriting the House
Bed capacity, revenue per available bed, operating expenses, break-even occupancy and the cash-flow reality of a shared-housing house.
Fill It
Modules 17–24The Referral Machine™
Sixteen distinct referral channels, each with its own targets, assets, payer and compliance gate — and how to choose the three or four that fit your population.
Referral Source Score™
A ten-factor scoring model that tells you which relationships to invest in, which to maintain, and which to deprioritise.
Outreach That Works
The script vault — cold calls, emails, provider meetings, hospital case managers, probation officers, guardians and families — written around what the referrer needs.
Payer Intelligence
Matching each population to its likely payer, the authorisation path, and the documentation the payer will expect from you.
Intake & Screening
An intake process that qualifies fit, documents decisions, and protects both the resident and the operation.
The 30-Day Referral Launch Plan
A week-by-week execution plan that converts a list of organisations into a working demand channel.
Occupancy Discipline
The operating rhythm that keeps beds filled — availability communication, response times, and the follow-up cadence most operators never build.
Referral Analytics
Referral-to-placement rate, days to placement, lost-referral reasons, and the dashboard that tells you what to fix next.
Operate It
Modules 25–34House Rules & Agreements
Resident agreements and house rules that are clear, lawful, enforceable and fair — drafted as documents, not as a list of grievances.
House Manager & Staffing Models
Who lives on site, who visits, who is on call — and the compensation structures that match each model.
Compliance & Documentation
What to record, what to keep, what to never collect — and how to build a documentation practice that serves you in a review.
Privacy & Confidentiality
Handling resident information lawfully and ethically, including the boundaries around health information you should not be holding at all.
Cameras, Safety & Risk
Where cameras belong, where they do not, and how to think about liability, incident reporting and insurance.
Asset Protection & Entity Structure
Entities, banking, contracts and the separation between property and operations — with a licensed professional in the room.
Accounting & Unit Economics
Per-bed economics, per-house statements, reserves, and the numbers that tell you whether a house is actually working.
Property Management & Vendor Network
Maintenance, turnover, vendors and the systems that keep a house from consuming your life.
Outcome Measurement
What outcomes you can legitimately measure and report — and the ones you should not claim.
The House Operating System™
Assembling every document, rhythm and role into a house that runs without the owner present.
Scale It
Modules 35–40Scaling to Additional Properties
Duplicating a working house — including the honest answer about where a system stops working and must be rebuilt.
Scaling to New Populations
Adding a population, adding a payer, and the operational changes each one forces.
Scaling to New Markets
Entering a new county or state — licensing differences, referral rebuilds, and why a playbook rarely travels unmodified.
Building Your Team
From operator to organisation: hiring, delegation, training and the structure that replaces you.
The Operator Network™
Cross-referral partnerships, vendor relationships and the professional community that compounds as you grow.
Long-Term Equity & Wealth
Where the real estate and the operation become an asset — portfolio strategy, equity, and the long horizon.
Module numbers and titles describe the learning sequence. They do not describe certification, licensure, or any credential recognised by a state or agency. Completing this curriculum does not authorise you to operate a licensed facility.
Behind the modules
The twenty divisions the curriculum installs.
The modules are how you learn it. The divisions are what your business runs on once it exists.
Opportunity Intelligence™
A researched market position: who needs housing here, what it currently costs to serve them, and where the unmet need sits.
Population Selection™
A named population, a stated service model, and the property and staffing requirements that follow from it.
Payer Intelligence™
A written funding path per bed type — rate, authorisation, timeline, documentation and what happens when it stops.
Regulatory & Licensing Navigator™
A documented regulatory position — state licensing, local approvals, occupancy, building and fire — confirmed with the authority that governs it.
Market Validation™
Sourced evidence of demand in the specific county, not a national statistic used as a substitute for one.
Perfect Property Intelligence™
Written property criteria — bed count, bath ratio, accessibility, parking, proximity to referral sources, and turnover cost.
Deal Control™
The control structure that fits the deal — master lease, option, lease-option, seller financing, JV, or conventional purchase.
Property Owner Conversion™
A disclosure-first proposal an owner can take to their own counsel, with the intended use, responsibilities and exit stated plainly.
Capital & Financing™
A capital stack sized against real launch costs — not just the acquisition price.
Referral Machine™
A working pipeline of named organisations, contacted and qualified before a bed is available.
Admissions & Occupancy™
A screening and intake workflow that protects both the household and the referral relationship.
House Launch™
A launch checklist covering safety, furnishing, documentation, signage, access and the resident welcome.
Operating Systems™
Written house rules, routines, escalation paths and documentation that survive your absence.
Staffing & Management™
Role definitions, coverage expectations and a management layer that can hold a second property.
Financial Management™
Separate books per property, a real expense ratio, and a reserve sized to survive a vacancy period.
Risk Management™
Insurance written for the actual use, incident documentation, and a written response for the realistic failure modes.
Resident Experience™
A household that stays longer, turns over less, and becomes the proof that wins the next referral.
Growth & Portfolio Scaling™
A duplication plan: what is copied, what is centralised, and what breaks first.
AI & Automation™
Assisted research, screening, drafting and reporting — with every regulated or eligibility decision held for human review.
Exit, Equity & Wealth Creation™
Something with a value independent of the house — systems, documentation, contracts and a business a buyer could diligence.
