State and local requirements vary

Housing regulation in the United States is primarily state and local. The same operation can be treated differently in two adjacent counties, let alone two states.

  • Operators must verify zoning and permitted use with the local planning authority
  • Operators must verify licensing requirements with the applicable state agency
  • Operators must verify occupancy limits, building code and fire code requirements
  • Operators must verify fair-housing obligations, including reasonable accommodation duties
  • Operators must verify insurance requirements and obtain coverage appropriate to the actual occupancy and use
  • Operators must verify resident-rights requirements and landlord-tenant law applicable to their arrangement
  • Operators must verify business permits, registration and any applicable tax obligations
  • Property owners and operators must verify mortgage, HOA and deed-restriction requirements before changing a property's use

We do not teach avoidance — not of zoning, licensing, disclosure requirements, landlord-tenant law, consumer-protection statutes or due-on-sale provisions. The strategies we teach are legitimate financial and operating arrangements when used appropriately and disclosed honestly.

On property-control structures

Master leases, lease-options, purchase options, seller financing, installment sales and land contracts are all legitimate structures — and all are treated differently by state law.

Land-contract and installment-sale arrangements in particular vary significantly by state and carry important disclosure, foreclosure, title and consumer-protection consequences. Anyone considering these structures must use qualified legal counsel licensed in the relevant state. Nothing on this website is a substitute for that review, and nothing here should be relied upon as a statement of the law in any jurisdiction.

On referrals and compensation

Federal and state anti-kickback and patient-brokering rules apply to referrals for many populations.

Acquire Group Homes™ does not pay for referrals and does not accept compensation for placements. We do not encourage, facilitate or teach the payment of referral fees, per-placement compensation or anything of value tied to a placement. Anyone building referral relationships should confirm applicable federal and state rules with their own counsel.

We make no representation or guarantee about income, occupancy, funding, contracts, profitability or any other outcome. Any examples, illustrations or calculations shown on this website or in our materials are for educational purposes only and are not projections or promises. Testimonials or examples, where they appear, are not typical results and are not a guarantee of comparable outcomes. This site does not publish revenue figures, earnings claims or outcome statistics for that reason.

The Deal Analyzer™, Model Finder™ and Deal Control Finder™ are educational aids.

These tools perform arithmetic on the inputs you provide.
