Licensing is a determination made by a state agency based on who you house and what you do. Nobody selling you a course can make that determination, and we will not pretend to.

Guaranteed placements or occupancy

Referral organisations make their own decisions for their own reasons. No system can manufacture a relationship that has not been built.

Guaranteed government contracts

Contracts are awarded by agencies on their own terms and timelines. Anyone promising one is describing something they do not control.

"Eviction-proof" agreements

Landlord-tenant and residency law varies by state and no agreement is immune to it. We do not describe any document as exempt from the law that governs it.

"Master leases avoid zoning"

Zoning applies to the use of a property, not to the instrument used to control it. A master lease does not change what a jurisdiction permits on that site.

We do not publish testimonials, student results, income figures or client outcomes we cannot evidence. Where a scenario is shown to teach a mechanic, it is labelled ILLUSTRATIVE SCENARIO.

Property, resident or partnership numbers

We do not display counts of houses, beds, residents or partners that we cannot substantiate. A dashboard that invents its own data is worse than no dashboard.

Labeling standard

Every statement on this site is one of six things.

The category should be obvious from the page itself. If it is ever not obvious, that is a defect — and we would rather you told us than quietly stop trusting the rest.

FACT

Something that is true independent of this website — a published regulation, a defined term, an arithmetic relationship.

ILLUSTRATION

A mockup or interface shown to teach structure. Never populated with figures presented as our own results.

ASSUMPTION

Something a model requires you to supply. Stated so you can see it, disagree with it, and change it.

EXAMPLE

A worked scenario written to demonstrate a mechanic. Not a transaction, not a client, not an outcome.

OPINION

Our business read on a situation. Labelled as an opinion because that is what it is.

PROJECTION

A conditional output derived entirely from inputs you supplied. Never a forecast, never a promise, never ours.

Verification

How to check us, and everyone else.

You should not take any of this on trust either. These are the tests that separate an education platform from a promise.

Ask any provider for the source of every number on their site. The silence that follows is the answer.

Look for what is missing

No income figures, no student counts, no house counts, no testimonial wall. Those absences are deliberate, and they are the fastest way to tell who is teaching and who is selling.

Check whether licensing is framed as a question or a loophole

Any provider who presents “non-licensed” as a way around regulation has told you what they think the rules are for. Licensing is a determination, not a marketing position.

Find the disclaimer and read it

A platform that will not write down what it does not provide has not thought about it — or has decided not to say.

Ask what happens when a deal is bad

Anyone can teach a good deal. A platform worth paying attention to will show you deals that should be declined, and explain why.

Verify the regulatory questions yourself

Whatever you are told by anyone — including us — confirm the licensing, zoning, occupancy, fire, insurance and fair-housing position with the authority that governs it, in writing.
